Developer Aldo Stark has secured a buyer for his mansion in Stone Creek Ranch, listed at $45 million. The transaction marks the highest-priced luxury contract signed in Palm Beach County last week.

According to a market report from Douglas Elliman’s Eklund-Gomes team, 11 contracts were signed for luxury properties between September 15 and September 21 in Palm Beach County. The total asking dollar volume for these pending sales reached $103.9 million, with homes spending an average of 72 days on the market. This represents an increase compared to the previous week, when the total asking dollar volume was $53.6 million for the same number of homes.

The report tracks contracts for single-family homes and condos listed at $3 million or more on the Beaches MLS. It also noted that there were 37 new listings last week, bringing the total number of active listings to 1,017.

Of the properties that went under contract, nine were single-family homes and two were condos. The condos had an average asking price of $8.8 million, or $1,499 per square foot, and spent about 31 days on the market before finding buyers.

Single-family homes accounted for $95.1 million in asking dollar volume with an average time on market of 114 days. The average asking price among these houses was $10.6 million.

Stark’s property at 9200 Rockybrook Way is a 17,800-square-foot mansion situated within Stone Creek Ranch, a gated community near Delray Beach in unincorporated Palm Beach County. He purchased it in January for $26 million from the Cafaro family of Ohio; William M. Cafaro, their late patriarch, was known as a pioneer of American shopping malls. Built in 2017 on a 2.7-acre lot, the estate includes seven bedrooms, ten bathrooms, two half-bathrooms, as well as amenities such as a theater room, wine room, gym and sauna, guest house, pool and cigar lounge.

The property was listed for sale at $45 million this March by Senada Adžem with Douglas Elliman.

The second-highest priced home to find a buyer last week was located at 13209 Rolling Green Road—a waterfront estate measuring 5,600 square feet with an asking price of $8.5 million. Seller Dr. Gregory Delange bought it last year for $6.8 million; records indicate it features five bedrooms and sits on a 1.2-acre lot along the Intracoastal Waterway near North Palm Beach.

This home first appeared on the market at $12.5 million last year according to Zillow and is represented by Michael Ivancevic with Illustrated Properties.
