A newly built house in Boca Raton’s Royal Palm Yacht & Country Club led luxury home contracts in Palm Beach County last week, according to a report from Douglas Elliman’s Eklund-Gomes team. Between November 3 and November 9, buyers signed 10 contracts for homes priced at $3 million or more, totaling $67.7 million in asking dollar volume. The properties spent an average of 84 days on the market.

The prior week saw 14 contracts with a combined asking price of $85.1 million. The report tracks single-family homes and condos listed at $3 million or above in the Beaches MLS, noting that there were 62 new listings and a total of 1,166 active listings during the period.

Of the pending sales last week, nine were single-family homes and one was a condo. The condo had an asking price of $3.4 million, or $852 per square foot, and was on the market for 60 days. Single-family homes averaged an asking price of $7.2 million and spent about 107 days on the market.

The most expensive contract was for a 6,700-square-foot house at 290 Sabal Palm Terrace in Boca Raton’s Royal Palm Yacht & Country Club community, which was listed for $9 million. The sellers, Robert and Robyn Morgan, purchased the property for $3.5 million in 2022 and completed construction in 2023. The house includes six bedrooms, six bathrooms, one half-bathroom, and a pool.

Initially listed at $10 million in April, the home underwent two price reductions before reaching its current asking price of $9 million, according to Zillow data. David Roberts with Royal Palm Properties is handling the listing; he is ranked as the top agent in The Real Deal’s 2025 Palm Beach County broker ranking.
