A new waterfront residential high-rise is being proposed in Fort Lauderdale as part of a surge in development applications at the end of the year. Camaco Development, led by Josephine Campeau, has submitted plans for Harbor Beach Residences, a 36-unit building on a 0.8-acre site located at 3049 and 3043 Harbor Drive. The project’s profile application was included in the city’s Planning and Zoning Board meeting agenda, but it remains unclear whether the units will be offered as apartments or condominiums.
The city’s Planning and Zoning Board is scheduled to vote on the 21-story proposal at its meeting on January 21. The design for Harbor Beach Residences comes from Adache Group Architects and Kora. Plans include a five-story lobby and garage podium, as well as an amenity deck on the seventh floor.
The development site consists of two lots: one owned by Coral Gables-based Camaco Development and another held by Karma Executive Homes, managed by Rajiv Sharma.
Fort Lauderdale and Broward County were not major focuses for developers immediately after the pandemic began. However, luxury condominium construction has recently increased in the area. Notable projects include Fortune International Group and Oak Capital’s Ritz-Carlton Residences in Pompano Beach, which will feature two towers with a total of 205 units at 1380 South Ocean Boulevard; Related Group and Merrimac Ventures’ planned Waldorf Astoria-branded condo development with a 28-story tower at 1213 South Ocean Boulevard; Related’s planned Andare Residences by Pininfarina—a 46-story luxury condo building at 521 East Las Olas Boulevard; and Cymbal DLT’s $1.5 billion Nautico District along the New River south of downtown Fort Lauderdale, which will have more than 1,200 residential units across two towers and a hotel.
These projects reflect renewed interest from developers in Fort Lauderdale’s waterfront real estate market following years when other parts of South Florida attracted most investment activity.
