Chateau Beach penthouse leads Miami-Dade weekly condo sales with nearly $15M deal

Miami-Dade County saw an increase in condo dollar volume last week, even as the number of sales declined. From August 11 to August 17, brokers closed 55 condo sales totaling $94.2 million. This was fewer than the previous week’s 80 sales, which totaled $82.3 million.

The average price for condos sold last week was $1,713,245, higher than the prior week’s average of $1,028,539. The average price per square foot also rose to $820 from $563, according to Redfin data.

Among the top ten sales for the week, prices ranged from $2 million up to nearly $15 million.

The most expensive sale was Unit Sky Villa at Chateau Beach in Sunny Isles Beach. The unit at 17475 Collins Avenue closed for $14.9 million, or $1,829 per square foot. Jonathan Mann and Jill Hertzberg with Coldwell Banker Realty listed the property; Alberto Fernandez with Sustainable RE represented the buyer.

Unit 1103 at 57 Ocean in Miami Beach had the second highest closing at $11 million—$3,288 per square foot. Gabriela Dajer with One Sotheby’s International Realty listed that unit; Alex Carnot with United Realty Group brought the buyer.

Other notable transactions included a unit at Icon South Beach (450 Alton Road) selling for $2 million and a Milano at Deering Bay unit (13621 Deering Bay Drive) closing for just over $2.6 million.
