The Coral Gables residence previously owned by former Miami Heat player Justise Winslow is now under contract to a new buyer. The property represents the second highest-priced among 15 contracts signed in Miami-Dade County from November 10 to November 16, according to the latest Eklund-Gomes report. This report tracks homes and condos listed at $4 million or more in Miami-Dade that are included in the Multiple Listing Service.
On average, properties spent 121 days on the market during this period. A total of 57 luxury listings were added, bringing the county’s inventory to 1,262 listings.
In comparison, buyers signed contracts for 12 properties the previous week with a combined asking price of $120 million.
The Eklund-Gomes report, published by Douglas Elliman’s team led by Fredrik Eklund and John Gomes, notes that the nine single-family homes and six condos under contract last week have a combined asking dollar volume of $100.2 million. The single-family homes averaged an asking price of $7.8 million and spent about 96 days on the market, totaling $30.3 million in asking volume.
The most expensive pending sale last week was a waterfront home at 4042 Island Estates Drive in Aventura. The nearly 7,800-square-foot house has five bedrooms, six bathrooms, two half-bathrooms, and is listed by Compass agent Chad Carroll for almost $15 million. Hillel Shohet’s company purchased it for $11.9 million in 2022. Features include a pool, spa, outdoor kitchen, and over 250 feet of water frontage.
The Coral Gables house at 506 Sunset Drive was the second priciest contract signed last week. Listed for nearly $9 million with Compass agents Ben Moss and Eric Torrente, the non-waterfront home features six bedrooms and six-and-a-half bathrooms across 7,354 square feet on a 0.7-acre lot. Property records show Geidy Leon—co-founder of Doral-based Miura Cigars—owns the home; she and her husband Jorge Leon bought it from Winslow in 2022 for $5.5 million.
Condos under contract last week had an average asking price of $5 million and also spent about 96 days on the market. Their total asking dollar volume was $30.3 million with an average price per square foot of $1,979.
Among these condos, unit 1008 at Ritz-Carlton Bal Harbour at 10295 Collins Avenue was the most expensive to go under contract at an asking price of $6.5 million ($2,350 per square foot). Keller Williams Realty Premier agent Fritz Wagor has the listing; records indicate private equity investor Jim Lim’s company acquired it for $4.5 million in 2020.
For comparison outside Florida markets: In New York last week buyers signed contracts for 25 homes with a combined asking price near $197.4 million; those properties typically spent over one-and-a-half years (621 days) on the market.
