Developers announce major residential project partnership for Miami’s Allapattah

Lissette Calderon, the Rubell family, and Lion Development Group have announced a partnership for a new residential project in Miami’s Allapattah neighborhood. According to a statement from the developers, the first phase of the project will consist of a 21-story high-rise with 330 rental units and 10,000 square feet of ground-floor retail space at 1000 Northwest 23rd Street. Construction is scheduled to begin in early 2027 and is expected to be completed by mid-2029.

Calderon’s Neology Group, based in Coconut Grove, is joining forces with the Rubell family and Michael Simkins’ Lion Development for this multi-phase development. Details about the next two phases are set to be released next year. The developers said the project aims to support Allapattah’s growth as an arts and culture district.

This collaboration brings together prominent figures in Allapattah real estate. The Rubell family owns the one-acre site where the building will rise, located near their Rubell Museum at 1100 Northwest 23rd Street. The museum features over 100,000 square feet of art galleries within interconnected warehouses.

The partnership comes during a slowdown in South Florida’s multifamily housing market due to an increase in newly delivered units over the past two years and a slower influx of residents from other states. This has resulted in slower lease-ups and more concessions offered by landlords. Developers believe that demand will recover by the time these new apartment projects are finished.

The Rubells have been active in Miami Beach development for years before moving their art collection to Allapattah in 2019, following Wynwood’s transformation into an arts district and real estate hub.

Lion Development has previously partnered on other Miami projects such as the 38 West Eleventh Residences Miami condo tower alongside PMG and Marc Roberts.

Allapattah has traditionally been known as a Dominican community with fruitpacking as its main industry but has recently attracted interest from developers and gallerists.

Calderon has completed several apartment buildings in Allapattah in recent years: No. 17 Residences (192 units) finished in 2021; The Julia Residences (323 units) completed this year; and Fourteen Main Street Residences (237 units), also finished this year.
