Jade Signature leads weekly condo sales as Miami-Dade market slows

Condo sales in Miami-Dade County decreased during the week of August 4 to August 10, with brokers closing 80 sales totaling $82.3 million. This is a decline from the previous week, which saw 97 closings and $104.6 million in total sales volume.

The average price for units sold last week was $1,028,539, slightly lower than the previous week’s average of $1,078,191. The average price per square foot also fell to $563 from $570, according to data from Redfin.

Among the top transactions, unit #5103 at Jade Signature, located at 16901 Collins Avenue in Sunny Isles Beach, recorded the highest sale at $14.8 million. The closing price equated to $2,605 per square foot after spending 91 days on the market. Rejane Gomes de Paula with Fortune Christie’s International Real Estate listed the property and Abe Ash with Multivest Realty represented the buyer.

The second-highest sale was unit #7255 at Oceanside on Fisher Island Drive in Miami Beach. It closed for $9 million or $2,866 per square foot. Denise Levine with Denise LeVine Realty had the listing and Jill Eber with Coldwell Banker Realty represented the buyer.

Other notable sales included a unit at Cape Florida Club in Key Biscayne that sold for nearly $1.67 million ($925 per square foot), and a unit at Epic West in Miami that closed for $1.75 million ($712 per square foot).
