Kolter Group and Perko Development Partners have begun sales for Maison d’Or, a new waterfront condominium project in West Palm Beach. The development is planned for a 1.4-acre site at 3705 South Flagler Drive, across the Intracoastal Waterway from Mar-a-Lago Club.

The project will be a 19-story building with 39 units. The design team includes architecture firm 10 Design, interiors by Hirsch Bedner Associates, and landscaping by EDSA. Units will range from two to four bedrooms and vary in size from 3,000 square feet to over 10,000 square feet. Amenities include a pool, spa facilities, fitness center, club lounge, private dining room, theater, guest suites, and salon.

Prices for the units start at $5.7 million. Sales are being led by Dan Riordan, Nick Peterson and Andreea Fodor.

Earlier this year, Kolter and Perko completed the buyout of the former Flagler House condominium at the same address for $37.6 million. Kolter Group is based in Delray Beach and led by CEO Bobby Julien; Perko Development Partners is based in Jupiter and headed by Phil Perko.

The two firms are also working on another condo project in Tequesta after acquiring a property there for $25 million last December.

Waterfront development sites are scarce in Palm Beach County due to high demand and limited availability. Competition among developers has led to legal disputes over prime locations along Flagler Drive. Last year, Related Ross and Fort Partners were involved in a court battle over a site at 3915 South Flagler Drive; Fort Partners eventually gained control of the property but has not yet announced development plans.

Maison d’Or adds to more than 2,000 luxury condo units currently under development in West Palm Beach.
