Lease roundup brings new restaurants and tenants to South Florida developments

Chef Yasu Tanaka is set to open an eight-seat omakase counter, YASU Omakase, in the Miami Design District. The restaurant will be located at 151 Northeast 41st Street and is scheduled to open on Wednesday. Spicy Hospitality Group, led by Andre Sakhai, is behind the project, with chef Raymond Li collaborating alongside Tanaka.

This lease follows Spicy Hospitality’s earlier opening of Le Specialità, a Milanese trattoria, in the same district late last year. The building housing YASU Omakase is owned by Miami Design District Associates—a partnership among Dacra (led by Craig Robins), L Catterton Real Estate, and Brookfield.

In Wynwood, Kitchen + Kocktails By Kevin Kelley will begin operations this Saturday at 2838 Northwest Second Avenue. The Southern soul food restaurant occupies an 8,000-square-foot space. Dallas-based attorney Kevin Kelley has previously opened six other locations in cities including Atlanta, Charlotte, Chicago, Dallas, Philadelphia and Washington, D.C. Thor Equities of New York owns the Wynwood property.

Two new restaurants are planned for downtown Boca Raton’s Aletto development: Lebanese restaurant Amal and Italian fine-dining venue Sofia have pre-leased 10,600 square feet and 4,500 square feet respectively. INK Entertainment—based in Toronto and Miami under Charles Khabouth and Danny Soberano—is opening both eateries. Jonathan Carter and Dave Preston of Colliers represented landlord Compson Associates in these transactions.

Compson Associates (headed by Robert D’Angelo and Carl Klepper Jr.) partners with North American Development Group (CEO Jeff Preston) and jeweler Alfredo Aletto for the Aletto project at 119 East Palmetto Park Road. The mixed-use complex will feature two ten-story buildings totaling 140,000 square feet for office, retail and hospitality uses.

FreshCo. Fish Market & Grill has launched its second location at Downtown Doral’s mixed-use complex at 8455 Northwest 53rd Street. Led by Mario Palazon of Key West origin, FreshCo.’s first outpost is in Kendall. Codina Partners—run by Armando Codina and Ana-Marie Codina—is master developer for Downtown Doral which includes multifamily units as well as charter schools and offices; a further retail expansion of 25,000 square feet is planned.

RFR Holding secured leases totaling 42,000 square feet at its downtown Miami office tower located at 100 Biscayne Boulevard. LVMH renewed its lease on five floors covering 34,000 square feet for another seven years to house Hublot as well as LVMH Perfumes & Cosmetic divisions. “The French luxury goods conglomerate…has been a tenant at the tower since 2007,” according to the landlord’s news release.

Independence Pet Holdings leased an additional 8,000 square feet for a decade-long term at the same property. Since acquiring the building for $81.1 million in 2022 under Michael Fuchs’ leadership alongside Aby Rosen of RFR Holding (source), occupancy rates have risen from sixty percent to ninety-two percent after signing twenty-two new tenants—including The B100M & Shade chef collective occupying five thousand square feet.

Cameron Tallon and Eric Groffman from CBRE together with AJ Camhi and Rob Weller from RFR represented ownership during recent leasing activity; Luciana Carvalho handled negotiations for LVMH while Geoffrey Kreiss and Iker Belauste from JLL acted on behalf of Independence Pet Holdings.

Skyline Consulting Group has taken up a lease for twenty-six thousand six hundred square feet within Genting’s office properties at Miami’s Arts & Entertainment District address: 1501 Biscayne Boulevard. Resorts World Omni—an affiliate of Malaysian casino operator Genting—was represented by Colliers’ Kevin Gonzalez and Ana Paula; Nickel Goeseke from Cervera Real Estate worked with Skyline Consulting Group during this transaction.

Genting purchased this site as part of a fourteen-point-six-acre assemblage for $236 million back in 2011 but did not secure licensing required to build a casino there (source). Recently Canadian trade school Skilled Trades College signed a thirty-thousand-square-foot lease here ahead of an expected summer opening.
