Mansions at Acqualina leads Miami-Dade weekly condo sales amid drop in dollar volume

Miami-Dade County experienced a decline in condo dollar volume last week, despite an increase in the number of sales. From August 18 to August 24, brokers completed 76 condo transactions totaling $49 million. This represents a decrease from the previous week, when 55 units sold for a combined $94.2 million.

The average sale price per unit last week was $644,907, down from $1,713,245 during the prior period. The average price per square foot also fell to $493 from $820, according to data provided by Redfin.

The top ten condo sales ranged in price from $1.3 million to nearly $6.9 million.

Unit 902 at Mansions at Acqualina, located at 17749 Collins Avenue in Sunny Isles Beach, recorded the highest sale of the week with a closing price of $6.9 million. The transaction closed at $1,502 per square foot after being on the market for nine days. Maria Barbosa of Elite International Realty represented the seller and Marvin Anhalt of Anhalt Realty represented the buyer.

The second-highest sale involved Unit 2104 at Asia Brickell Key, situated at 900 Brickell Key Boulevard in Miami. It sold for $2.4 million or $912 per square foot after spending 110 days on the market. Christopher Jude with PGutman LLC had the listing and Daniel Hernandez with Compass brought the buyer.

Other notable transactions included a sale at Atlantic One at the Point in Aventura for $1.3 million or $476 per square foot, with Paola Wagener of Charles Rutenberg Realty representing that listing.

A detailed breakdown shows Mansions at Acqualina’s unit 902 repeating as both first and third among top sales—an apparent duplication—while Atlantic One at the Point also appears twice within this group.
