Meritage seeks rezoning for new townhome project in Wellington

Meritage Homes is seeking to rezone a 30-acre property in Wellington, Florida, for a proposed development of 206 townhomes. The site, which Meritage has under contract, includes six lots located at 16300, 16350 and 16426 Velazquez Road, as well as 16275, 16301 and 16421 Rembrandt Road. The area is near Lion Country Safari.

The Scottsdale-based homebuilder submitted its rezoning and master plan application in November. Each planned townhome would be between 1,800 and 2,100 square feet. The proposal will require approval from both the Wellington Planning and Zoning Board and the Village Council. A date for these votes has not yet been set.

“Meritage’s filing comes as more rural areas of Palm Beach County are experiencing redevelopment, primarily with housing complexes,” according to the report. This region remains one of the few parts of South Florida with enough available land for larger-scale residential projects.

Other significant developments in Palm Beach County include Westlake—a municipality established in 2016—where Minto Communities holds approvals for thousands of homes along with commercial space, a school, and public safety facilities after acquiring the land in 2013. In Palm Beach Gardens, the Avenir project is progressing on a large parcel at Northlake and Coconut boulevards; it is approved for nearly 4,000 residential units plus retail space, medical offices, a hotel, and a nature preserve developed by Landstar.

Near Wellington is Arden—a master-planned community described as an “agrihood” because it features a five-acre farm where residents can grow produce. Lennar has invested over $226 million into homesites within Arden.
