Miami Freedom Park has secured three retail tenants for over 125,000 square feet of space. Fever, a live entertainment platform that organizes large cultural events, preleased 30,000 square feet. PopStroke, a miniature golf venue backed by Tiger Woods, signed for 75,000 square feet. ToroVerde, an urban and eco-tourism company, leased 24,000 square feet for an adventure park.
The project is being developed by a partnership including Jorge and Jose Mas, David Beckham, and Ares Management. The development features a 25,000-seat stadium for Major League Soccer’s Inter Miami CF team and includes one million square feet of mixed-use real estate on the former Melreese Golf Course site at 1400 Northwest 37th Avenue in Miami. The developers hold a 99-year lease on the city-owned property.
Plans call for offices, retail spaces, entertainment venues, restaurants, three hotel buildings with a total of 750 rooms and a public park named Jorge Mas Canosa Park covering 58 acres along with athletic fields. Construction began in 2023 with phased completion expected to start next year. Initial openings will include the stadium as well as community spaces and several retailers and restaurants.
Retail leasing efforts are managed by InHouse Commercial, Newmark and Magellan Realty Group.
Cardone Capital’s The Manor at Flagler Village in Fort Lauderdale has also added two new tenants: Craft Miami restaurant leased 4,500 square feet while Pilates studio RP Heat took up 2,600 square feet at the building located at 501 Northeast Fifth Terrace. Jaime Sturgis and Kaley Tuning of Native Realty represented the landlord; Aaron Levy of South Florida Commercial Corporation acted for Craft Miami; Liz Metott of Native Realty represented RP Heat.
Cardone Capital acquired The Manor last year as part of approximately $500 million invested in Broward County multifamily properties during that period.
Plum Market will open its second Florida location with a new store leasing 30,000 square feet at Prosperity Centre plaza in Palm Beach Gardens (2410 PGA Boulevard). Plum Market previously opened in Aventura and plans further expansion to Palm Beach International Airport starting next summer.
Records indicate Regency Centers owns Prosperity Centre plaza.
CP Group and DRA Advisors have signed five leases at Miami Tower (100 Southeast Second Street). LifeSpan MD’s Princeton Longevity Center and LifeSpan Medicine together leased the entire 42nd floor (14,700 sq ft). Law firm Boies Schiller Flexner renewed its lease for all of the tower’s 28th floor (18,300 sq ft), while Boyd Richards Parker Colonnelli renewed its lease on another floor (12,400 sq ft). UBS Financial Services expanded to nearly 40,000 sq ft; Worldwide Express expanded to about 3,800 sq ft.
CBRE’s Gordon Messinger and Randy Carballo represented CP Group/DRA Advisors. Other brokerage firms involved included JLL (for Princeton Longevity/LifeSpan), Network Realty Advisors/Cresa (for Boies Schiller), Cresa again (for Boyd Richards), Cushman & Wakefield (for UBS Financial) and Transwestern (for Worldwide Express).
CP Group bought Miami Tower with DRA Advisors in 2022 for $162.5 million. The tower was designed by architect I.M. Pei and completed in 1987.
ACE Hardware has leased a new store location totaling about 12,000 square feet from Precise Property at Hallandale Shopping Center (1620 East Hallandale Beach Boulevard). Bryan Cohen and Chris McCarthy from Cohen Commercial represented Precise Property—a developer based in Jupiter with additional offices in Quebec—on this transaction.
Christopher R. King has opened his flagship boutique store at Worth Avenue in Palm Beach within a space owned by LenDan/managed by TRH Management. King designs leather goods and home accessories produced near Florence.
