Monarch Athletic Club signs lease for first Miami location at The Rivani

A new gym and wellness club, Monarch Athletic Club, will open its first location outside Los Angeles at The Rivani building in South Beach. The club has leased 8,000 square feet at 1691 Michigan Avenue in Miami Beach and is expected to open next year, according to a news release from the landlord.

Monarch Athletic Club was co-founded by Dr. Ryan M. Greene and Paul Freschi. The club provides members with medical evaluations and quarterly follow-ups that include physical therapy as well as strength and nutrition assessments. Additional services offered are IV therapy, hormone and peptide optimization, ice baths, and infrared saunas. The staff includes physicians, nurse practitioners, physical therapists, nutritionists, and strength coaches.

Robert Rivani moved his company—now named after himself—from Los Angeles to Miami in 2022. He is currently overseeing a $40 million renovation of the seven-story Rivani building. Once renovations are complete next year, Rivani refers to the property as a “Class X” building.

In August, it was announced that PLBY Group—the parent company of Playboy—will relocate its headquarters from Los Angeles to The Rivani building in South Beach. PLBY Group signed a lease for 20,000 square feet and plans to move its 250 employees there next year.

At Kimco Realty’s Palms at Town and Country shopping center in Kendall, two new tenants have joined the property. Starbucks opened a 3,700-square-foot coffee shop last month in a space formerly occupied by Burger King. Barnes & Noble will open a bookstore exceeding 20,000 square feet on Wednesday in the former Forever 21 space.

Kimco Realty is based in Jericho, New York and owns the 80-acre Palms at Town and Country located at Southwest 88th Street and the Florida Turnpike in unincorporated Miami-Dade County.

Citizens Financial Group will also expand its presence with Citizens Private Bank opening Thursday at 400 Royal Palm Way in Palm Beach. As of the end of the second quarter, Citizens Financial Group managed about $218.3 billion in assets under CEO Bruce Van Saun’s leadership.

The Palm Beach property is owned by an entity co-owned by Thomas C. Quick of First Palm Beach Property.

Jrk!, a Jamaican restaurant led by co-founder Kavan Burke with chef Wayne Sharpe guiding culinary operations, will open a third Miami-Dade County location next month—a 657-square-foot spot at Dadeland Mall. Jrk! will also operate a concession stand at Kaseya Center downtown for basketball season. Its other locations are downtown Miami (95 Northwest First Street) and Aventura Mall.

Dadeland Mall is located at 7535 North Kendall Drive in unincorporated Miami-Dade County and is owned by Simon Property Group based in Indianapolis.
