Related Ross, the real estate firm founded by Steve Ross, has secured approximately 500,000 square feet of leases in downtown West Palm Beach this year. The company is developing two office towers—15 CityPlace and 10 CityPlace—on the site of the former AMC West Palm Beach 12 and the closed Brio Italian Grille at CityPlace.
At the under-construction 25-story 15 CityPlace tower, BDO (an assurance, tax and advisory services firm), law firm Shutts & Bowen, private investment firm Inclenberg Investments, and Cleveland Clinic have preleased office space. Cleveland Clinic’s lease covers 120,000 square feet. Related Ross will also expand its headquarters to this building.
One Flagler, another tower completed by Related Ross at the base of the Royal Park Bridge, has signed Citizens Bank, JP Morgan Private Wealth Management, and Metropolitan Commercial Bank as tenants.
Other recent leasing activity includes Roger Ferris + Partners taking space at Phillips Point—a property acquired by Ross for $282 million in 2021—and Gruss and Company renewing its lease there. At Esperanté Corporate Center on Lakeview Avenue, Whiteford, Taylor & Preston leased an office while Shumway Capital renewed its lease.
CityPlace Tower saw new leases from GID and Seubert & Associates; McLaughlin & Stern renewed its space there as well. Ross originally developed CityPlace Tower in 2008 through Related Companies before selling it in 2011; he repurchased it for $175 million in 2021. Tech company Visium plans to open its headquarters at the boutique office building at 477 Rosemary within CityPlace.
Steve Ross established New York-based Related Companies over five decades ago but stepped back last year to lead Related Ross in West Palm Beach. He remains nonexecutive chairman and is still the largest shareholder at Related Companies.
In Miami’s Coconut Grove neighborhood, Riviera Dining Group has opened AVA MediterrAegean—the restaurant’s second location—leasing nearly 5,000 square feet at Arya Hotel & Suites (also known as Mutiny Park Condominium). The restaurant features a members-only retreat area and is led by chefs Michaël Michaelidis and Frédéric Aumeunier with interiors designed by Lazaro Rosa-Violán.
A new shopping plaza under construction in Westlake has signed four tenants: Ella Cafe (1,700 sq ft), Junior’s Barber Shop (1,700 sq ft), Westlake Eye Care (1,500 sq ft), and Gulfstream Goodwill (2,600 sq ft). The development is owned by an entity led by Donaldson Hearing; construction began earlier this year on a planned retail building spanning more than 10,000 square feet. Westlake is Palm Beach County’s newest city; Minto Communities serves as master developer for the roughly 4,000-acre project which will eventually include thousands of homes along with commercial space and public facilities.
Memorial Healthcare System renewed two leases totaling about 93,000 square feet at Miramar Park of Commerce for administrative offices and training spaces. The healthcare system now occupies over 200,000 square feet on campus for various functions including pharmaceutical operations and IT services. Sunbeam Properties owns Miramar Park of Commerce—which spans more than five million square feet—and plans a large mixed-use development nearby with residential units, hotel rooms, retail/office/dining space and parks.
In Miami’s Wynwood neighborhood at Amara Wynwood apartments—a recently completed eight-story building developed by Fifield Companies and PGIM Real Estate—Body Hot Pilates leased a retail unit set to open next spring.
Bagatelle Miami River restaurant opened a French Mediterranean concept with a lease covering over 5,500 square feet on Northwest South River Drive in Miami’s River District.
Prince St. Pizza will soon debut its first permanent Miami-Dade County location after leasing a storefront on Lincoln Road pedestrian promenade in Miami Beach; previously it operated only as a pop-up locally.
