Meta Development has changed its sales and marketing strategy for the Opus Coconut Grove condominium, bringing in Serhant to take over from Douglas Elliman. The switch comes more than a year after the project’s sales launch.
Opus Coconut Grove is a planned six-story, 14-unit condo building at 3137 Southwest 27th Avenue in Miami. The development is a joint venture between Lucid Investment Group, led by Andrew Rasken, and Brazil-based Iron Capital, headed by Bruno Guedes and Bruno Benevides. In August, Meta secured a $28 million construction loan for the project.
According to Rasken, nearly 60 percent of units are already presold. He explained the decision to hire Serhant: “We were looking for someone with a bigger reach into the Northeast.” The Nicolas Group at Serhant, led by Angel Nicolas, will now manage sales and marketing efforts. Nicolas has previously sold spec homes for Rasken. Christopher Wands and Sari Libbin Shapiro of Elliman began sales last August.
The building will have 12 standard units and two penthouses. It was designed by Kobi Karp and João Armentano. Amenities include a pool, gym, spa facilities, business lounge, and children’s playroom.
Rasken described buyers as locals, foreigners, and people from the Northeast region of the U.S. Remaining unit prices start at $3.1 million.
Opus is one of several boutique projects Meta is planning in South Florida as an alternative to larger high-rise towers with hundreds of units under development in the area. “We’re very focused on this as our core product,” said Rasken. “We think the boutique luxury condo product space is here to stay.”
Meta also has another luxury condo project called Colette under development—a five-story building with 38 units at 1880 Brickell Avenue—where prices start at $2.8 million. The partners are also considering another site in Pompano Beach.
