Stearns Weaver renews major lease; other firms expand across South Florida

Stearns Weaver Miller Weissler Alhadeff & Sitterson has renewed its lease for nearly 97,000 square feet at Museum Tower in downtown Miami. The law firm will continue to occupy space at 150 West Flagler Street, a property near the Miami-Dade County Courthouse.

Stephen Rutchik and Ana Paula of Colliers acted on behalf of the landlord in the transaction, while Grant Gassman and Chris Harak from Blanca Commercial Real Estate represented Stearns Weaver.

The 28-story Museum Tower is owned by Moishe Mana through his company Mana Properties. Mana acquired the building in 2023 for a reported $73.8 million by purchasing an interest in the ownership entity rather than through a deed transfer. Mana is known as downtown Miami’s largest property owner.

Mana has indicated plans to adapt both Museum Tower and the adjacent building at 172 West Flagler Street for use by legal professionals. According to previous statements, he intends to open Mana Hubs—co-working spaces aimed at attorneys and others in the legal sector—at Museum Tower. There are also plans for a membership club for industry employees.

Off the Hook Yachts, a boat wholesaler based in Wilmington, North Carolina, is expanding its presence in South Florida with two new offices. The company will open a 1,500-square-foot office at 151 Las Olas Circle in Fort Lauderdale this month and a 5,800-square-foot location at 951 North Alternate A1A in Jupiter later this year. Off the Hook Yachts specializes in used boat sales, marine brokerage, and financing services.

The company is preparing for an initial public offering (IPO) scheduled for October. It aims to raise between $25 million and $29 million by offering five million shares priced between $5 and $7 each. Off the Hook was founded by Jason Ruegg in 2012; Brian John was recently appointed CEO and will be based at the Jupiter office.

Records indicate that the Fort Lauderdale site leased by Off the Hook Yachts is owned by the city of Fort Lauderdale, while Jeffrey Weinstein manages ownership of the Jupiter office building.

Stream Realty Partners is also growing its operations in downtown Miami. The Dallas-based commercial real estate firm signed an 8,000-square-foot lease on the 30th floor of Citigroup Center at 201 South Biscayne Boulevard. Stream will relocate there early next year from its current smaller office within Citigroup Center.

Stream Realty Partners offers brokerage services as well as development and investment support across Florida with offices already established in Orlando and Tampa. Since opening its first South Florida office in downtown Fort Lauderdale two years ago, Stream has expanded from six employees to forty-five statewide.

The Citigroup Center is jointly owned by CP Group (Boca Raton), Monarch Alternative Capital (New York), and Tourmaline Capital Partners (Bryn Mawr).
