Venetian Islands mansion sets new Miami-Dade rental record at $200K monthly

A waterfront mansion on the Venetian Islands in Miami Beach has been rented for $200,000 per month, marking the highest rental price recorded this year in Miami-Dade County. The 9,350-square-foot home at 25 East Rivo Alto Drive was leased at its full asking price, which equates to more than $21 per square foot.

Property records indicate that the seven-bedroom, seven-bathroom estate is owned by Rivo Alto LLC, a Delaware-based company that purchased the property for $31.5 million in 2022. Mariana Niro of Serhant served as the listing agent for the property. Joanna Jimenez and Michelle Cardenas of Compass represented the tenant. Neither Niro nor Compass disclosed details about the tenant.

The house, built in 2014 on a 0.3-acre lot, features 100 feet of water frontage along with amenities such as a pool, hot tub, koi pond, and rooftop terrace. The home was offered furnished with pieces from Artefacto and includes a chef’s kitchen with wine cellar, gas fire pits, an outdoor kitchen equipped with a pizza oven, and a master suite.

Despite being located on public Venetian Islands streets, the residence is gated for privacy—a feature increasingly sought after by high-end renters and buyers.

While this lease sets a record for rentals logged on the Multiple Listing Service (MLS) in Miami-Dade County this year—the previous top rental was another Venetian Islands home at $160,000 per month—it does not represent the most expensive property currently listed for rent locally. That distinction belongs to an almost 11,000-square-foot mansion at 1510 West 25th Street on Sunset Islands in Miami Beach. Owned by Italian businessman Gianluca Vacchi and listed by Douglas Elliman’s Dina Goldentayer, it is available for $475,000 per month or about $43 per square foot.

Another high-priced listing is found at 440 South Mashta Drive in Key Biscayne—an 8,200-square-foot waterfront home seeking $433,000 monthly (nearly $53 per square foot), according to Gambino Real Estate’s Gustavo Gambino.

This trend reflects ongoing demand among wealthy individuals for exclusive waterfront properties offering privacy and luxury amenities.
